The Design Group has designed a 750-square-metre headquarters for developer Yareal Polska in Warsaw. The company has moved into a new office in LIXA C, remaining within its flagship LIXA campus. The interior combines the practical demands of a modern workplace with elegance and a warm, domestic feel. Katarzyna Oleksińska led the project for Yareal Polska.
A domestic approach to office design
The office occupies the second floor of LIXA C. Its design centres on Modern Twist, a concept that pairs clean lines with cosy textures and subtle detailing to make the space both stylish and comfortable. The architects set out to design a space that would represent the company while meeting the practical needs of its users. Top-quality materials form the basis of the scheme, alongside interesting patterns, distinctive lighting and a pleasing colour palette.
At the entrance, they sought to maximise light and make the space feel larger, more open and welcoming. Materials with muted colours and a warm feel were chosen to help people feel comfortable in the office. The layout is divided into two main zones: Front of the House and Back of the House. The former includes the reception, kitchen and meeting rooms.

Here, herringbone parquet is more reminiscent of a home than an office. Marble and oak finishes sit alongside elegant furniture and lighting in an open space filled with warm light, intended to reflect Yareal’s brand identity. The Back of the House is the company’s working hub, an open-plan workspace with numerous rooms and tucked-away corners where the team develops and delivers property projects.
Plants, timber and warm colours give this part of the office a less formal atmosphere. Round pendant lights, an unexpected choice for an office, reinforce that effect.
Technology for everyday work
Technology has a practical, discreet role in the new office. The architects focused on supporting everyday tasks and the team’s different ways of working, rather than showcasing technical features. Features include a system that shows whether meeting rooms are available and the option to unlock the office using a mobile app.

Yareal has changed offices without changing its address. The new workplace looks out over a green courtyard, one of the defining features of the LIXA campus.
Planning an office means considering how people work and how the space represents the company. Find architects, interior designers and interior photographers in the PLNDesign directory.
